September proved to be another strong month at London
Living.com. Sales in the first two weeks were particularly
strong but with the Northern Rock fiasco, the 3rd week
of the month was affected by some caution in the market.
This spilt over into the remainder of the month although
a further sales were agreed in the final week.
Average price achieved relative to asking price for
September was 94%, this compared to 98.25% in August
shows a downturn of just over 4% which is probably a
fair reflection given current situation. We would expect
the market to strengthen next month as confidence returns.
Lettings
Our lettings results were very strong which is to be
expected at this time of year. London Living.com were
joint agents on many of these lets and consistently
outperformed our competitors by a huge margin.
For September we achieved 97% of our asking prices
for rentals. This was down by 2% from August, but September
is one of the busiest months for lettings with more
stock available than other months, therefore more choice
available for tenants. This is likely to be the factor
causing this to happen

As per usual we also report on how good we are at what
we do, converting enquiries to viewings and viewings
to sales or lets :
63% of our enquiries converted to a viewing and 35%
of these viewings resulted in a sale or let. This is
quite remarkable for a company who is only trading in
their second month.
